Beautifully restored farmhouse close to Fezensac with ample accommodation for guests. The original features have been retained and enhanced, providing rustic charm and elegance within the interior. Unique infinity pool, tennis court, and well-tended gardens outside.
Situated in the heart of the countryside, the property is quite isolated yet within a short drive to a larger town offering a wide range of commerce and facilities.
It is ideal for mountain enthusiasts, with the Pyrenees nearby, making day trips for skiing in different resorts practical in winter, and in summer, for walking or simply enjoying the great outdoors.
No expense has been spared by the current owners in restoring and converting the barn of the original farmhouse, which dates back to 1864, into a comfortable family home with ample accommodation for guests. The original features have been retained and enhanced, providing rustic charm and elegance within the interior, complemented by a unique infinity pool, terraces on three sides, a tennis court, and well-tended gardens outside. The property benefits from central heating throughout, double-glazed windows, luxurious bath and shower rooms, and a well-appointed kitchen with ample storage.
The property enjoys a private and tranquil setting with views over the rolling Gers countryside and the Pyrenees. There is a seamless flow in the farmhouse between the living areas downstairs and six bright bedrooms upstairs, most of which feature en suite facilities.
Double entrance doors open to a generously sized entrance vestibule with traditional terracotta flooring, rooms to either side, and a wide staircas.
To the right is a dual-aspect snug with a fireplace, and to the left is another dual-aspect room serving as a more intimate dining room, which opens through to the open-plan living/dining room and fitted kitchen.
This room spans the width of the property, with windows in the kitchen and doors leading out to a shady terrace with views of the mountains. A large dining table centrally located accommodates up to 14 people, and a large traditional stone fireplace adds to the ambiance. The kitchen, custom-built in oak with a black granite worktop, features a Lacanche range capable of catering for large gatherings and built-in appliances. Large, purpose-built storage units provide partial privacy from the dining area.
A glass door leads through to the cavernous converted barn, set up as a bar with its galley crafted from wine casks.
A large verandah opens onto an esplanade where the village church and château are prominent features. Wooden planks line the walls, and the full-height roof exposes the original oak beams. One end has a door leading to a WC, an original sink on a stone plinth, and a shelved pantry. Another door opens into a fitted wine cellar, and near the bar is a small illuminated glass floor panel. Within the bar, a modern wooden tread staircase and metal balustrade lead to an attractive mezzanine level fitted out as a library. A door on this level takes you outside to the summer kitchen, terraces, and pool area.
Continuing past the door, the corridor winds around to the bedrooms. Some have fitted storage, and additional fitted wardrobes are in the corridor. The first two bright rooms share a Jack and Jill en-suite shower room, while the third has its own bathroom.
The corridor includes a corner set up with coffee/tea making facilities and a sink.
The master bedroom is well-appointed and features an intriguing en-suite bathroom.
At one end is the WC, followed by two separate sink areas on each side, an Italian shower crafted from an old cask and tiled with custom-made tiles, and finally a jacuzzi bath set in wooden surrounds with a window overlooking the countryside.
An open tread staircase on one side of the bedroom leads to an attic space with Velux windows providing light and small doors to eaves storage.
Continuing along the corridor, there is a further WC. There are two additional en-suite bedrooms both with dual-aspect windows making them bright and airy.
At the mid-level, there is an open log store and a large garage/utility/service area housing the boiler and controls for the underfloor heating downstairs. It also contains the controls for the automatic watering system, which keeps the gardens fresh.
A track from a minor road leads to double gates, which when closed join to fencing around the land, providing a safe space for dogs and preventing access to wild animals. The tree-lined driveway leads to the front entrance, where a large chestnut tree provides shaded parking.
The gently sloping gardens have been professionally landscaped and are well-tended, containing mature trees, shrubs, and perennials. They provide natural shade, screen the perimeter, and conceal much of the tennis court netting.
The summer kitchen and covered terrace, accessible from the upper level or via paths from the ground floor, provide an ideal setting for summer evening meals while watching the sunset. One wall features a range of units, a fridge-freezer, a sink, and a built-in barbecue area. This area is partly open on three sides, offering excellent views over the gardens and surrounding area.
Around the pool, the gardens are attractive and colourful, creating an oasis-like feeling. The pool itself has been architecturally designed and sculpted. At one end, it is possible to walk in and down to a deeper area that extends at a different angle to the infinity pool, offering views over the valley. The sculpted surrounds offer ample space for relaxation and sunbathing. There is a poolside shower and a shower room and toilet for pool use located at one corner of the dining terrace.
A small slope from the pool leads to the tennis court, which is protected by shrubs on one side and the slope on the other.
