Issigeac around 7 to 8 km away is a dynamic town offering a wide range of tourist, sporting and cultural activities. It also hosts a remarkable and highly regarded market every Sunday morning.

The vineyard has several buildings required for farming, including a dwelling house with a pretty dovecote. The residential area not linked to farming comprises a charming 18th-century white stone farmhouse. This residence features a cosy living room with fireplace and wood burner, a fitted kitchen, two comfortable bedrooms, a study, a bathroom and a separate WC, totalling 106m2. A 20m2 two-storey tower is also attached to the dwelling, adding a distinctive touch to the property. The privileged location of this property offers an ideal setting, combining the beauty of the vineyards with the tranquillity of the countryside. A rare opportunity for lovers of wine and exceptional residences.

The outbuildings, with a total surface area of 820m2, comprise a vinification cellar, a storage/labelling cellar, two storage/sales cellars, a barrel cellar, an equipment room and a barn adjacent to the house.

The sale includes the equipment needed to maintain and cultivate the vines, as well as winemaking equipment (press, vats, pump, listing available). Year-round work is carried out by exclusively seasonal staff, including a couple who are fully conversant with the needs of the vineyard.

Two employees take care of the upkeep of the property, vineyards and buildings. The vineyard, spread over several plots around the farm buildings, represents about 32 acres in production. The vineyard is of high quality, as can be seen from the fact that planting since 2000 has been carried out at a height of 2.50 metres or 4,000 vines per hectare, in compliance with the Bergerac appellation specifications. Annual production is 800 hectolitres by 2023, mainly Bergerac red. The estate has been classified as HVE since 2021, thanks to its sustainable viticulture and minimal use of chemical treatments.

The château was long owned by the Labonne-Albert family, whose roots on this estate date back to 1745. In his 1903 book, Edouard Féret mentions a Labonne who produced 15 barrels of red Bergerac at this estate. Roger Chambaud, the last descendant of this lineage, continued the work of his ancestors by constantly enlarging the original vineyard with noble grape varieties and giving it its first titles of nobility. In 1992, he sold his property to the current owners, whose Lot ancestors, the Deloncle de Couty de Panat de Montlauzun family, known since 1447, have a long line of winegrowers in Saint Vincent Rive d'Olt, as well as a number of notable persons.

The 42 acres estate comprising 34.5acres and 1.30 ares of vines, of which 32 acres and 0.02 acres in full production.
The vineyards are harmoniously divided between 5 acres and 1.1 acres of white vines (Sauvignon gris, Sauvignon, Sémillon) and 24 acres and 1.38 acres of red vines (Cabernet-Sauvignon, Cabernet-Franc, Merlot, Mérille). This operation guaranteed an average annual production of 90,000 bottles of A.O.C BERGERAC wine. Produced on an exceptional terroir, since 2015 the entire production has been delivered to the Sigoules cooperative cellar, ensuring a stable income. The Château's wines have regularly won awards and medals at prestigious competitions such as Mâcon, Paris, etc.
