This property is easily accessed with the motorway axis at 25 mn. It is located in a village on the western part of Béziers, close to a tourist route, making it a real asset to increase the sales at the wineshop of the estate.
The 55 ha vineyard is set on serveral plots, well-dimensioned and easy accessible from the winery, located on the edge of the village.
The soils are diverse with some schist pebbles, limestone and marlaceous stones.
The vineyard is classed in AOP Minervois, the remaining land can also be planted to increase the production. Only 3.80 ha are currently declared in IGP Oc.
70% of the vineyard is between 10 and 20 years old and 20 % is less than 10 years old.
The vines are partly irrigable and irrigated.
Grape varieties (55.37 ha): Minervois red: Syrah (18.23 ha), Mourvèdre (7.16 ha), Carignan (8.16 ha), Grenache (3.71 ha).
Minervois white: Grenache Blanc (2.66 ha), Roussanne (2.49 ha), Macabeu (2 ha), Vermentino (1.32 ha), Muscat Petit Grain (0.67 ha).
IGP Aude red: Cabernet Sauvignon (3.80 ha). Average harvest 1 400 Hl .
Winery and outbuildings
The winery has been built in 2012 with high-quality material.
The property has two wineries about 5 km apart.
The firt winery offers 3200 hl of total capacity, allocated as follows : 2600 hl in concrete and epoxy tanks, 300 hl in stainless steel vats and 280 hl in fiberglass. The other vinification equipment is mostly recent and efficient (pumps, cooling units, pigeurs, vibrating and sorting tables, destemmer...).
The building also includes an area for bottling and labelling line and a barrel cellar.
The reception area includes a tasting room of 50 m2, a seminar room of 110 m2 and a modern wine shop of 100 m2 with an adjoining terrace.
The second cellar of 3,000 hl of stainless steel vats is located at the entrance to the village on a plot of approximately 8,000 m2. This cellar is spacious, functional and makes it possible to vinify wines in good conditions. An agricultural shed completes the set.
Machinery-The machinery for farming and winemaking is operational and full.
8 permanent employees and seasonal workers.
The great majority of the production is sold in bottles and bag in boxes for a turnover aroud 1M€. Sales at the wineshop represent15% of this turnover and is constantly rising. Export sales represent 50 % of the turnover.
