Charming renovated hamlet for sale set in 220 rolling hectares of mixed farmland including vines, bio arable land for cereal, forests and lakes for irrigation and fishing, stretching as far as the eye can see. Ideally located within easy reach of a village with a good restaurant and basic facilities and a short drive from the popular historic market towns of Fleurance, Lectoure and Castera Verduzan and the cathedral city of Condom. The nearest motorway access at Agen is just 45 minutes away. Toulouse international airport is a little over an hour away - Bordeaux slightly further. The location is peaceful and private with panoramic views across the valley overlooking the estate. A gated entrance near the caretaker's house gives access to the property and a track through the woods leads to the property.

The Farmstead
A little group of three separate charming small houses, luxuriously and tastefully restored by a well known designer in a hilltop setting with wonderful views of the peaceful undulating countryside. All rooms are equipped with Wi-fi. Heating is oil fired.

The largest property has a sizeable Salon and dining room, a Study/TV room and a small fitted kitchen and utility room. There is a breakfast terrace, a twin bedroom with adjacent shower room and, on the first floor, a master bedroom with bathroom en-suite.

On the other side of a paved terrace opposite is a further building with three bedrooms, all with en-suite bathrooms.

The Third Building: The Orangery
This is across the garden and is extremely well lit by the large glass doors at either end. There is a fireplace. Steps lead down to a large ensuite bedrooms. At the far end a small kitchen close to the terraces and pool is perfect for easy al fresco dining.
Attached to the Orangery is a dining auvent, over which jasmine and honeysuckle tumble and which overlooks the enclosed heated swimming pool 16 x 8 metres.

All around the farmstead are extensive lawns and lavender beds, mature trees and shrubs and the start of the vines. The landscape creates a very typical tranquil French ambiance.

The caretaker's House:
Large kitchen/dining room. Double aspect living room. A central wooden staircase leads up to two double bedrooms and a bathroom.
Pretty enclosed front garden with flower beds and shrubs. Nearby is an enclosed vegetable garden with raised beds, fruit trees and a small area with a hen house.

Open Agricultural Shed: Just past the caretaker's house off the driveway used to park tractors and related machinery. Workshops to the rear and a locked store.

Double Garage/Workshop. This is at the farmstead and houses the garden machinery.

Former workers' houses. These are in various states of repair and could be restored to provide further accommodation.

The Estate:
There are 220 hectares of land including 22 hectares of vines producing both red and white wine which is currently looked after by a local wine maker. There is a fishing lake and several smaller lakes used for irrigation. The remaining land is a mixture of bio agricultural land and woodland.

This is a delightful property with scope for further expansion in an idyllic corner of the sought after Gers. The department is steeped in history and dotted with villages, bastides and market towns, not to mention Roman sites to explore. There are numerous local festivals and open markets in most of the larger towns almost every day of the week. Condom, the sub prefecture and Auch, the prefecture, offer a more extensive range of activities and facilities.
