A charming Chateau near Plaisance sur Gers for sale with origins dating back to the 11th century. Over the years the Castle has been gradually modernised and developed and is now equipped as a small specialist boutique hotel. Close to the borders of three departments and within a few kms of a town with a wide range of facilities, the Chateau is perfectly placed to offer tranquillity, amazing views across a rural landscape to the Pyrenees and to be able to draw on the wonderful wines and Armagnac of the region, an area also well known for its history of regional gastronomic specialities including 'Jambon de Bayonne', 'Foie gras', ‘confit de canard’, ‘magret de canard’. ‘Pruneaux d’Agen’ and numerous wonderful cheeses and deserts. The first chocolate makers came to this region of France having fled from the Spanish inquisition. Nearby is motorway access to Pau with its regional airport, just 45 minutes away. Pau also has the TGV as well as a number of historical sites, in particular the historic Castle with the dramatic backdrop of the mountains, horse racing and other sporting and commercial activities. The ski resorts of the Pyrenees can easily be reached for day trips and Bayonne and the beaches of the Atlantic coast can be reached within one hour and 20 minutes. The motorway north to Bordeaux with its international airport and fast track TGV to Paris is about 15 minutes away and the journey would take about 1 hour 30 minutes.

The historic Chateau has been transformed into a comfortable modern 3 * hotel with a welcoming and homely ambience and 850m2 of habitable space. It is double glazed, insulated and heated with oil fired Central heating. An impressive contemporary art collection is dispersed throughout the property, mixed with some imposing pieces of 17 and 18th Century furniture.

The Chateau
Ground Floor;
A sweeping driveway rises to the chateau which benefits from outstanding views in all directions. The main wooden front door opens into a lobby area with sofas and ornate tiled flooring. To the left is the office/reception area with booklets of local attractions. Steps lead up to a bar area where guests can have drinks.

The professional kitchen is on different levels and has appropriate storage and preparation facilities for up to 40 people. A breakfast area is adjacent to the bar and guests can choose to have their breakfast on the terrace or in the dining room depending on the weather. A large terrace with seating area overlooking the gardens provides the perfect spot to watch the sunrise or the beautiful sunsets.

The dining room has a large open fireplace which is used for cooking meat. It has the capacity for 40 covers at tables of different sizes. It was open as a restaurant as well as for hotel guests. The dining room opens into a more formal living room area with windows on two sides which in turn flows back through to the entrance lobby.

First Floor:
An impressive wooden staircase leads to the first floor where there are 7 bedroom suites with luxury en-suite facilities, each with their own distinct decoration. One has a connecting door to another bedroom which can be used as a family suite or alternatively as a bedroom with a private bathroom along the corridor. All rooms enjoy panoramic views over the gardens and local countryside and many are dual aspect.

Grounds
The gardens are carefully tended and enhance the property. There are many mature centuries old oak trees. There is a turning triangle in front of the chateau and garage or open parking. The terrace at the rear is large and is bounded by mature trees.

A large heated pool is a few metres away with terraces all round where the impressive views of the surrounding countryside and the mountains can be enjoyed. Paths wind through the grounds for leisurely strolls and there is also a tennis court.

Outbuildings;
Linked to the chateau is an open garage area sufficient for 3 cars and at one end there is a spa room, which can be used by hotel guests who have pre booked treatments.

There is a modern 3/4 bedroomed house with gardens just outside the main drive. This would be suitable as a gite or as staff accommodation for the hotel.

A luxurious estate with considerable commercial potential.
