The Chateau:

First Floor;
An elegant stone staircase with wrought iron balustrading leads up from to the main living accommodation with a spacious entrance hall. High ornately moulded ceilings, large windows and some French doors opening onto balconies add to the feeling of space. Original terracotta tomette floor tiles and internal doors, with stone carved plaques depicting different themes above. Some rooms have ‘colombage’ walls and most have oak floors. To one side of the staircase is a formal Salon with library off to one side, a dining room and a large fitted kitchen/dining room with stairs down to the wine cellar. On the other side a smaller sitting room leads to an ensuite bedroom, and along the corridor, a study and cloakroom. A wide oak staircase leads to:

Second Floor:
A long corridor runs the length of the Chateau from which all the bedrooms can be accessed. At one end is the master bedroom with a large ensuite bathroom with roll top bath, twin basins and a separate shower and extensive views over the land to the Pyrenees. A communicating door connects to another bedroom, ideal for younger children. On the other side of the staircase are three further bedrooms and a family bathroom and separate W.C.

Ground Floor:
There are a number of rooms, mainly used for services. At one end is a summer kitchen and a large wine cellar and at the other, a conservatory which enjoys the early morning sun.

Outbuildings:
Stable Block: The converted stone stable block faces the chateau and has retained a number of original features including arched doorways. Currently there are two ensuite bedrooms upstairs and one downstairs with a central sitting room, dining room and kitchen with stairs to the first floor. Large rooms provide dormitory accommodation for girls on the ground floor and boys on the first floor, each with their own bathroom. A basement runs the length of the building providing a workshop area, storage for the outdoor furniture and,at the pool end, changing rooms, showers, W.C.’s and a summer kitchen. At the other end is garaging for a number of cars,opening onto a gravel parking area.

Caretaker’s House:
Beyond the garage is the Caretaker’s house with an open plan living area on the ground floor and upstairs, two bedrooms and a bathroom. There is an attached workshop and machine storage area.

Grounds
Through an ornate metal gate between the chateau and the old stables is a carefully tended formal French garden with mature shrubs. On the other side of the Chateau a lawned area is enclosed by a hedge with a small pagoda to one end and beyond to the side of the tree lined drive is an orchard. There are pathways around the grounds. Below the stable block is a large heated tiled swimming pool, 15 x 6 metres, with terraces for relaxing or al fresco dining. Hedging and shrubs provide natural shelter and colour. Further down the slope through a small opening in the hedge is the Astro turf tennis court with excellent open views over vines to the mountains. Mature trees, some of them over 100 years old surround the property and there are vines on the hillside.

Location:
The chateau is within an short drive of a bustling small market town with shops and restaurants and is in the region of St Mont wine and of Armagnac. There are many local festivals, most notably, the annual Marciac Jazz Festival. There are golf courses in the area, and the renowned restaurant of Michel Gerard is 45 minutes away as is the regional airport of Pau. 1 hour 30 minutes to Bordeaux, 1 hour 45 minutes to Toulouse. The ski resorts of the Pyrenees and the popular Spanish resort of San Sebastian and the Atlantic beaches are within easy reach. This is a perfect example of 'location, location, location' !
