Charming vineyard estate located between the Mediterranean Sea and the Cévennes (Nîmes and Arles), about 15 min from a Languedoc city and its airport. The autoroute is only 15 min away from the estate.
Vineyard: The vineyard extends to 12 hectares alongside the buildings classed as AOP Costieres de Nimes. The red grape varieties include Grenache Noir, Cinsault and Syrah ; the white grape varieties include the Roussanne, in AOP Costières de Nîmes.
N.B. 3.4 ha has been planted in IGP Oc grape varieties (Merlot, Chardonnay and Sauvignon Blanc).
The vines have been trellised and are well kept, and are mechanically harvested.
The vineyard is currently exploited by a wine producer who is a neighbour, but will be vacated when the land is sold (no standing tenant farming contract). The harvest is taken to the local cooperative cellar under a contract running until 2020.

The Harvest reports are of approximately 500 hl.
In addition there are 5.5 hectares of almond trees although at present these are not regularly harvested.
The Mas has 400m2 renovated in the 80s which is habitable and a further 400m2 which is semi-detached and would need to be restored and refurbished. This could easily become part of rental accommodation as part of a wine tourism activity or as a guest house.
Ground Floor: Entrance hall, kitchen with cellar, living room with fire place, office, utility room and garage
First floor: 6 spacious and comfortable bedrooms (from 15m² to 28m²), 3 of them affording their own dressing room and bathroom. This space is accessed via stairs and a lift.
A shady terrace has been created, providing an ideal space of outside living and al fresco dining. The Mediterranean park is well kept and wooded with olive trees, cypress, pine trees, lime-trees, a cedar of Lebanon and green oak trees. It also includes a large swimming pool (12m x 6m).
Water supply is ensured via a well and the Bas Rhône for the garden.

The Mas stands at the end of a magnificent driveway of olive trees. It is in a wonderfully peaceful and privileged setting in wooded grounds.
There is also a Roman House of 100m2 on two floors with a wonderful framework. Not currently occupied it would need to be restored and furnished.
Winery. No cellar exists for vinification.
Machinery. There is no equipment for growing the vineyard.
