Charming Varois vineyard estate for sale. The domaine is located in a private valley not far from the popular coastline of the Var. The buildings are situated at the heart of the property in a wooded setting surrounded by vines. The LVMH and Chanel groups both acquired a vineyard estate in the same area in 2019. The buildings form an enclosed courtyard in the centre of a park ornamented by ponds and rare species of trees and shrubs. The two main houses are built not far from each other but face south and east respectively, thereby respecting each other's privacy.
Each house offers around 250 m. of living space. They have been entirely renovated to a high standard in 2017 and 2018 using quality materials. The 18th century house overlooks a beautiful heated swimming pool of 15 m x 5 m.

The winery equipment is of high quality and allows the production of fine, elegant wines: Pneumatic press (80 hl), de-stemmer, peristaltic pump, pumps, labelling machine, small equipment.
The farm equipment is complete with 3 tractors, sprayer, trimmer, mowers, ploughs and various small equipment.
The estate covers 32 ha, 21.5 ha of which are planted in AOP Côtesd Provence and IGP zone. The vineyard comprises two main plots: a first plot of 10.5 ha classed AOP Côtesde Provence and a second plot of 11.1 ha of IGP vines. Both plots may be irrigated as each has its own irrigation terminal on the Canal de Provence. A further 5 ha of land can be planted with vines, increasing the vineyard potential to approximately 26.78 ha, of which 11.25 ha in Côtesde Provence.
It should be noted that the vineyard is in average condition and several plots are to be uprooted and replanted. This restructuring is important in order to regain an agronomic yield that will allow the estate to regain its balance sheet equilibrium.
The wines are marketed in bottles, BIB (Bag in Box) and bulk for a turnover of 202K€in 2017 with an operating result of –84K€.
