This historic village Château once formed part of the original Chateau-fort belonging to the famous abbey of Lagrasse - about 7 kms away. The property is in a peaceful village with two restaurants, a bar/café , primary school, and deliveries of fruit and vegetables. The property comprises three separate dwellings. The main house has 300m2 , an apartment of 60m2 on three levels opening onto the courtyard and a little house of 53m2 with a stone tower.

Main House: Hallway from garden in the front to courtyard at the back. The garden has a lovely position with views over roofs and of the countryside. On the ground floor there’s an elegant dining room with a wood insert fireplace and access into the ample kitchen. There’s a central hallway with a solid stone arch leading into the cosy sitting room with windows onto the front terrace. This charming room has a portuguese marble fireplace and in turn leads into a small library or office room. The hallway continues towards the rear courtyard and there’s a spacious shower room and W.C. with alcoves serving the ground floor.
First Floor An elegant stairwell leads up to the first floor and opens into a large sitting room, with a pretty fireplace and french doors onto an easterly facing balcony. A master bedroom 40m² with a fireplace faces south, it also has an easterly facing window over the balcony. There are two further south facing bedrooms (one currently being used as a library/office) and a bathroom with bath and separate shower. Features include exposed beams, italian tiling throughout the first floor, and spacious built in cupboards in the airy hallway opposite the bedrooms
Second Floor has 3 further bedrooms and a bathroom leading off from a spacious central area. The floor is tiled with characterful original tommettes throughout. This floor is a converted loft space with good ceiling height.

Returning to the ground floor and leading off from the kitchen is a long laundry/utility room which links the main house to the apartment off the courtyard. The building to the rear of the courtyard has two large storage areas and a third is a ‘cave’ which is currently housing an extensive wine collection. The 1st floor has a kitchenette, shower room/wc and bedroom on the 1st floor, and a pretty sitting room on the second floor with a gorgeous round « bulls eye »window, and an arched window overlooking the courtyard.

What is known as the “le petit chateau” has a splendidly re-built tower with pointed stone walls. A kitchen and living room on ground floor lead out to a sunny, south facing terrace. There is also the pretty circular alcove for your morning coffee. A very pretty bedroom, shower room and alcove reading room up the spiral staircase on the 1st floor. There is a separate entrance on this level linking the petit chateau to the main house across a terraced area.

Electric radiators throughout. Thermal glazed windows in the main house, double glazing elsewhere. The property has a sophisticated alarm system.

Private parking as you enter the courtyard from the back of the property through the stone arched gateway, gives easy access to the main house and the apartment.. There is further parking at the side entrance gates which easily serves le petit château.as well as the covered Patio with access to the kitchen

There is also a garden of 500m² below the property in which they have planted trees – peach, apricot, cherry, almond, olive, fig, japanese apple, plum and nectarine.

This property has been carefully restored over years by its present owners and many stone masons and builders. It is well located within ten minutes of Lagrasse and within 40 minutes of Carcassonne with its airport, 30 minutes to the TGV at Narbonne and 45 - 50 minutes to the coast with its beaches and seafood restaurants at Leucate Plage.
