Luminous spacious character house with pool and lake set in almost 10h of land. Possible wedding/events venue
Close to Carcassonne
The main house, designed in the Italian style, has been tastefully renovated over two floors:
Lower Ground Floor:
Former servants' kitchen
Boiler room (Solar panels are being installed to heat the water in the summer months)
Vaulted wine cave
Gym equipped with sauna, jacuzzi, and hammam spa
Housekeeper's bedroom and bathroom
Access to full-height cellars and workshop with exterior access
A welcoming and well-lit reception hall
Dining room, leading to a staircase with original painted plaster
On the half landing, a WC and access to the back staircase leading to the annex with 2 bedrooms and the gîte.
A wide "library" corridor with 4 large ensuite double bedrooms
An adjoining smaller 5th bedroom with access onto a corridor with WC.
A further 196m2 of habitable space in the process of renovation, featuring restored exposed beams
2 bedrooms with a working bathroom
A lounge area
2 additional bedrooms
Shower rooms to be finished (plumbing, etc., all in place).
Gîte/Loft: Located next to the main house and accessible from the back staircase or outside through the gravel courtyard, this gîte/loft covers an area of 200m2 spread over 2 floors. It features 4 large bedrooms, 2 bathrooms, and an ensuite shower room. The gîte can accommodate 13 guests, with the potential for up to 16 guests by opening the 2 annex ensuite bedrooms, one of which has a kitchenette and stairs to a ground floor terrace. The gîte includes a spacious sitting room with a fireplace, a large dining kitchen, and a TV area. It is serviced by a fuel central heating system, a wood fire, and a 200L water heater. The gîte currently rents for €3,900 per week.
Additional Building: There is another building currently under renovation with 3 floors. Its purpose could be versatile, such as a function room or car park, subject to necessary permissions.
Chapel: To the right of the main property stands the chapel, built in 1885 in a 15th-century Gothic style. Although it is currently considered unsafe for use, it could provide a beautiful backdrop for weddings and events.
Marquee Plans: The owners have plans to set up a large marquee for events. It will be situated near the old servants' kitchen, providing a convenient location for catering services.
Swimming Pool: In front of the property, there is a 14x7m swimming pool (chlorine) with a concertina glass cover and a newly tiled sun terrace.
Additionally, there is a small lake with a weeping willow. The immediate grounds feature plane trees, cedar, and an enormous magnolia tree. The owners also have plans to create a rose garden in front of the steps leading to the main entrance.
Access: If road safety permits, the old gates to the property could be reinstated with a long gravel driveway leading to the main house. This would provide separate access for the gîte and outbuildings.
