This wonderful 16 hectare vineyard estate, complete with three separate houses, is located in the rolling countryside just 15 minutes from Bergerac. With 9 hectares planted to vines and in excellent condition, this is a turn-key property with a truly special story.
Bought nearly thirty years ago by the current owners, the restoration of the estate has been done with great care and passion. The story of the property is so special that it became a well known and award-winning book based on the current owner’s journey. The wines produced from the vineyards, after many years of hard work and dedication, also became award winning and now offer a well-loved “terroir” to continue the story.
Included within the estate, along with the vines, open fields and woodland, are three houses all of which are in excellent condition. Each of the houses offer four bedrooms with their own private gardens, two of which have swimming pools. To find an estate with three properties in such great condition is a rare find.
A tree lined driveway leads to the 400m² main residence, the largest of the properties which features four en-suite bedrooms, large living spaces and a welcoming outdoor terrace. There is a spacious entrance hall featuring 18th century white stone walls and French windows at the end of the hall offering intimate garden views.
The large salon, some 16 metres long, was converted from what was previously a wine cellar. It features impressive high, lime beamed ceilings adding to the sense of space and light, with a wide, tall fireplace adding elegance to the room. The salon leads out through French windows to one of two terraces offering breath-taking views of vines, valleys and flower rich grasslands beyond.
The kitchen is modern and bright, with high quality fixtures and fittings mixing perfectly with the old charm. With an intimate dining area to one end and doors straight out onto the covered terrace to the other, the kitchen is hugely versatile.
A large study, with panoramic views across the valley to Bergerac, provides a rather inspiring place to work, read or perhaps listen to music. With three further bedrooms, all en-suite, at ground floor level the layout is incredibly practical.
Taking up the entire first floor, the spacious master suite offers the most enchanting, panoramic views towards the grand château of the nearby village. Through this full height picture window, the silent beauty of the contoured carpets of vines sweeps out from left to right. A large en-suite is a perfect compliment to the upstairs space.
With an outbuilding containing a living area, utility room and double garage, this principal house has superb proportions.
Equally impressive are the generous manicured gardens, with art sculptures well placed to add variety and interest. The large swimming pool, with uninterrupted views across the valley, is a most relaxing spot to take in the sunshine of this wonderful region.
Second house- is 250m² with superb character. The grand salon with double height beamed ceilings is a light space, flowing nicely through to the country kitchen. From here, direct access to the terrace offers a perfect place to dine with yet more uninterrupted views of the valley.
Four bedrooms, three bathrooms and a utility room make up the remainder of the house.
Outside, the garden is private and surrounded by the vines of the estate, with a large swimming pool to enjoy on those warmer days.
The third house, with its own private garden, is located at the edge of the estate’s boundary and offers four bedrooms and three bathrooms. With open plan living downstairs, this a very comfortable and extremely well presented home that could make an excellent gite and potentially offer a source of income.
NB Bedrooms and bathrooms counted are the total over the 3 houses
As for the wine, the vineyards make up 9 of the estates 16 hectares. Under the Bergerac Appellation (AOC Bergerac) both white and red wine is produced. With excellent “terroir” and well cared for vines, the opportunity here is a rare one as the wine making is currently looked after. This offers somebody the exciting proposition of owning a vineyard estate without the hands-on element at the outset. This may give a new owner time to understand the world of winemaking and take it on as and when they are ready. Or it may be the new owner is happy to watch their vineyard looked after and live a vineyard life a different way!
