This attractive property is found in a charming village at the heart of the Corbières hills. The Domain which is known as being reputable is easily accessed by motorway exits at 15 mins from the village. The Mediterranean coast and seaside resorts are just 25mins away.
Built from local stone, the house offers 120m2 of living space. The house is not included in the sale but can be rented to the future owner of the vineyard. It requires full renovation.
A large hangar adjoins the house. It is currently used for storing bottles.
In addition to the winery, there are two hangars:
• A 120m2 air-conditioned warehouse, providing an excellent storage environment for bottled wines.
• A farm shed for storing agricultural equipment can be rented to the future owner.
The farm equipment is provide through a lease contract. It is comprehensive and of a high standard (2 Fendt tractors...).
The 15ha vineyard is divided into three plots around the village. 10ha are classed AOP Corbières and 5ha are classed IGP. The vines are well maintained and, with the exception of the Carignan plots, all are fully trellised. The vineyard is regularly renewed and approximately 70% of the vines were planted less than 20 years ago. The best plots of old vines have been maintained, notably a one hundred year old Carignan plot that was planted in 1919.
Almost all of the production is sold in bottle, with an annual turnover of 450 000 euros (for 30ha of vines farmed). The wines are sold evenly through three sectors:
• Supermarket chains • The Hotel and Restaurant industry – export
• Private wine merchants
The current owner is willing to assist the future buyer to ensure a smooth handover of the Domaine.
