This elegant Chateau for sale between Le Mans and Tours, is situated in the South of the Sarthe department, less than 149 miles South West from Paris, in the countryside, close to a town with shops and services. Probably dating from the 15th Century built on the foundations of an even older property, the present property dates back to the 17th Century, redesigned in the 18th and 19th Centuries.

Standing in the middle of its grounds in an elevated south facing position, the Chateau has some twelve main rooms.

Ground Floor: A cloakroom, 2 salons, a library, dining room, a large kitchen, scullery, laundry, W.C.s, and hallway.
First Floor: 6 bedrooms, 5 bathrooms and W.C.
Above: staff bedrooms and attic space.

The majority of rooms have kept their beautiful architectural features and have been restored, conserving parquet floors, wood panelling, fireplaces and beautiful ceilings. The layout is pleasant, well balanced and practical. The Sewerage system dates from 2009/2010. Overall there is about 250m2 of living space on each floor.

Outbuildings;
The former farmyard is situated South East of the chateau and comprises:
A building of rubble stones and tufa, covered with slates and corrugated iron, composed of an old 2 roomed dwelling, a bread oven, garage, old tack room, stables.
A barn of about 120m2, a nice stone and brick hangar with 5 open garages - bad condition. Some small buildings used as sheds.
To the West of the chateau, is a small house, recently restored, of about 55m2 composed of a sitting room/kitchen, 2 bedrooms, shower room, W.C. Attic space above.
Former dovecote.
Nice orangery with in the basement: a cellar, press house and a large vaulted cellar carved into the hillside, in the rock.
2 other cellars, carved in the same way, further away in the park, must have been used as stone quarry during the construction of the property.

Grounds:
The English style park is planted with large groups of plane trees, red beech trees, conifers, oak trees, maples, chestnut .. partially crossed by a large avenue leading to the Chateau.  The vegetable garden is enclosed on 3 sides and the last one overlooks the former water canal. There is a small apple orchard and a few vines which the former owner used to make some wine and cider for his personal use.
Overall the grounds extend to 29 hectares, 90 ares and 95 centiares.
